When does your roof need repair?  Read the information below to find out how to tell if your
roof is in need of repair.
Flat Roof
The best way to tell if your flat roof needs repair is if it leaks. Finding a leak and making repairs to a pitched roof is
challenging enough; attempting the same process on a flat roof is nearly impossible. This is primarily because water
damage on this type of roof will never show up anywhere near where the leak originally occurred. The difference lies in
predicting how the water will run. On a pitched roof, water will run where?  Down.  On a flat roof water runs – anywhere it has
a mind to, which is why it  takes the keen eye and experience of a professional roofing contractor to locate your leak and
make the necessary flat roof repair.  When you begin to see  stains on a ceiling, this is the last stage of the leak. It means
that your roof has been leaking for some time now and finally after a recent heavy rain it showed up on that ceiling. It also
means that water had to completely soak the insulation, roof deck and rafters before you could see it on the ceiling. So if you
choose the cheapest and most common solution which is patching the flat roof, you will leave behind the moisture trapped
under the under your roof and this will cause the rotting of your deck and rafters, since there is no way for that water to
escape. Once a flat roof starts leaking, the inside damages will span from stained ceilings in the best-case scenario to
thousands of dollars in damages.  Patching a flat roof is only a temporary fix and usually won't last, unfortunately, the roof
will keep on leaking.
Metal roof
Metal roofing has the benefit of being nearly
maintenance free and rarely requiring repair. However,
certain instances may cause the puncture of metal
roofing or other threats to water tightness, especially with
older tin roofs. High winds can also be a danger to metal
roofs because of improperly attached fasteners.
Look for damage to the metal surface including any
gouges or holes, rusting of the metal or loss of paint or
granules on the surface. Check the ridge and edge
covers to make sure that they are well anchored. Like tile
roofs, damage usually starts along the ridges and edges.

Tile Roof
Tile roofs can last up to 100 years, but individual tiles can
break.
There are some early signs of problems that you should
look for and if you spot any of these signs then it’s
probably a good time to call in Metro Roofing to take a

A simple way to see if your tile roof is in need of repairs
is to look for any cracked, broken or chipped tiles and
whether the ridge capping needs to be re-pointed.  In
addition you’ll want to look for colors that are fading or
any moss or fungus on the roof.

Shingle roof
A shingle roof may be in need of repair for a variety of
reasons.  Whether it’s from improper installation, seal
failure or weather damage, you will want to make sure
that your roof is in good condition.  If your shingles are
sinking in, cracked or otherwise noticeably damaged
then it’s time to repair them. To test an asphalt-shingle
roofs condition, bend over a corner of one or two
shingles on the sunniest side of the roof; if they break
rather than flex, or if they appear gray and bloated, the
material is nearing the end of its serviceable life. Wear is
another sign of a shingle roof needing replacement; a
collection of mineral granules in gutters or at the base of
downspout's indicates that the protective mineral surface
of asphalt shingles is wearing away. Also check for bald
spots, cracks, or curled shingles. Small tears, cracks,
and holes can be repaired, but missing or severely
damaged shingles must be replaced. When your roof
has multiple leaks or many damaged shingles, it usually
means it’s time to replace the roofing.
